Many buyers ask: will metro increase property prices in Thanisandra? The honest answer is that metro access usually supports demand and prices, but the effect depends on distance to stations, timing and what the market has already priced in.

Two lines matter here. Nagawara, the northern end of the Pink Line and a future Blue Line interchange, lies about 7.9 km from the Thanisandra Main Road belt. The nearest upcoming Blue Line airport metro station is about 8.5 km away. Neither is walking distance, so residents will mostly reach stations by road.

Timelines are still moving. As of late September 2026, the Pink Line had not opened to passengers, with its full corridor to Nagawara targeted for March 2027. The Blue Line was about 72% complete by August 2026, with completion targets from end-2027 to March 2028.

The metro effect on real estate Bangalore has seen is strongest close to stations, where daily commuters can walk to the platform. Areas further away benefit more indirectly: better access widens the pool of tenants and buyers, reduces dependence on road traffic, and connects neighbourhoods to new parts of the city.

Markets also price in infrastructure before it opens. Thanisandra flat prices have risen roughly 90–94% over five years, partly reflecting expectations of improved connectivity. Property near metro appreciation is often front-loaded, with much of the gain arriving between announcement and opening rather than afterwards.

So, will metro increase property prices in Thanisandra? Over time, probably, but not in isolation. Treat the metro as one support among several, alongside employment at Manyata and Bhartiya City and the area's mature schools and hospitals. Buy for what exists today, and count any metro gain as upside rather than the core of your plan.

At Prestige Thanisandra, possession is targeted for 2031, by which time both lines should be operating. Read our Blue Line guide and Pink Line guide for details.
