Every buyer should budget for stamp duty and registration charges in Karnataka 2026, because they add a significant sum on top of the property price. Here is how the charges work and what they mean for a typical premium flat.

Stamp duty follows a slab system. Properties valued up to Rs 20 lakh attract 2%, those between Rs 20 lakh and Rs 45 lakh attract 3%, and properties above Rs 45 lakh attract 5%. A cess and surcharge are added on top of the stamp duty amount, which in the Bengaluru urban area takes the effective rate to roughly 5.5–5.6% for homes above Rs 45 lakh.

Registration is charged separately. The registration fee in Karnataka was revised to 2% of the property value from 31 August 2025. Together with stamp duty, cess and surcharge, total statutory costs for homes above Rs 45 lakh come to about 7.5–7.6% of the property value.

For stamp duty on new flats Karnataka uses the same structure, and for premium homes the 5% slab applies. On a home valued at Rs 2 crore, for example, statutory charges of about 7.5–7.6% would come to roughly Rs 15–15.2 lakh. Duty is calculated on the higher of the agreement value and the government guidance value.

Your flat registration cost Bangalore budget should also include GST on under-construction homes, which is 5% for properties above Rs 45 lakh. GST is paid with each instalment, while stamp duty and registration are paid when the property is registered in your name.

Some relief is available. Stamp duty and registration charges may qualify for a tax deduction in the year they are paid, within the overall limit on such deductions and depending on your tax regime. Payments are made online through the state's Kaveri platform.
