The impact of GCC offices on Bangalore housing demand has become one of the biggest forces in the city's property market. Global capability centres, the in-house technology, engineering and operations units of multinational companies, now employ a large share of the city's skilled workforce.
Scale explains the impact. Bengaluru has about 1,080 GCC units, and more than a third of the 2.36 million people working in India's GCCs are based in the city. In the first half of 2026, global capability centres drove much of Bengaluru's 14.1 million sft of office leasing, the highest of any major Indian city.
Global capability centres Bangalore jobs tend to be well paid and stable, with roles in software, engineering, analytics, finance and research. That profile matters for housing, because these professionals have the income and credit profile to buy homes, not just rent them.
Tech hiring and home buying are closely linked. When companies expand their teams, demand for homes near their offices rises soon after, first as rentals and then as purchases. Neighbourhoods close to large office clusters, such as Manyata Tech Park and Bhartiya City in North Bengaluru, benefit most.
Policy supports further growth. Karnataka's GCC policy for 2024–2029 aims to take the state past 1,000 centres by 2029 and create 350,000 new jobs. Even if the target is only partly met, it points to continued demand for homes near major employment areas.
There are risks to watch. GCC hiring can slow in a global downturn, and hybrid working changes how often employees commute. Homes close to several employers, rather than one, spread that risk.
For buyers near Manyata (7.9 km) and Bhartiya City (3.2 km), the impact of GCC offices on Bangalore housing demand is a clear tailwind. See our Manyata guide and explore Prestige Thanisandra.
